Yes. When a property is rented or sold we take it off the site. If you see it listed, it's available at the time of your inquiry unless we tell you otherwise.

For long-term rentals and sales, yes: we arrange an in-person visit or a video call if you're outside the area. For vacation rentals we send more photos or video if you need them.

For the owners' safety. The exact address is shared when a visit or booking is confirmed.

We confirm availability on WhatsApp and tell you the deposit to hold the dates. Once paid, we send the confirmation with arrival details.

Whatever is listed under 'Terms' on each listing (cleaning, linens, services). If something isn't stated, ask before booking.

It depends on the property and season; it's shown on the listing when it applies.

Official ID, proof of income and, depending on the owner, a guarantor or a legal bond. Each listing states what that property requires.

Typically the first month plus the deposit shown on the listing (usually one or two months' rent). We confirm it before signing.

It depends on the property: the listing says which are included (e.g. water or maintenance) and which the tenant pays (electricity, internet).

When the property allows them, 'Pets: allowed' appears in the terms. If it's not there, ask us: sometimes it can be negotiated.

Yes. In the coastal strip (restricted zone) the purchase is made through a trust with a Mexican bank (fideicomiso), which gives you the same rights to use and sell. We guide you through it.
